WOMEN IN REAL ESTATE (WIRE).

Why aren't there more women investing in real estate.

Most people that have known me know that I am passionate about seeing more women become successful real estate investors. The property industry is traditionally viewed as a bit of an old boys' club which can be discouraging for women. Although a few women are already climbing the property ladder, most of them still view this field as being a man's world. The question however is this;

Women could be perfectly good investors.

Why are there fewer women than men in real estate investing?

After a survey of hundreds of women across many investing conferences, two answers became apparent to me.

Firstly, women lacked confidence in their ability to run a successful real estate investment portfolio.

Secondly, women wished they had more successful female role models in real estate investing.

 Are you a Woman?

Here is my advice

Start small and start today, small steps will get you to where you are going. You will make mistakes and you will face challenges just like everyone else, but be courageous and step forward. The rewards are beautiful especially as you become the role model you are looking for. It's an incredible feeling and very empowering to inspire others with your action and success.

Here are a few Beautiful investment to choose from. Act Now!

MY JOURNEY INTO THE REAL ESTATE WORLD.

My name is Ojochemi Omavictor your Real Estate Consultant and this is my journey into the real estate world.

In 2014 a friend told me about buying land in Eleko going for N500,000 with a flexible payment plan; at the time I had just graduated and had a paid job of N70,000 monthly so yes I could afford to stretch myself and invest at least N40,000 monthly but no I was more scared of the bush and the undeveloped area not realizing that I could make a profit of over N3,000,000 by 2016 if I had bought into it then. Today the area is well developed and beautiful. I’m grateful for second chances; in 2016 I decided to start investing in real estate and boy what an incredible journey it has been.

Today, I implore you to grab this opportunity now; let me personally introduce you to

BUILDING THE BRIDGE OF POSSIBILITIES

Recently, the Executive Governor of Lagos State, Governor Akinwunmi Ambode, launched the newly completed Ajah Bridge named Jubilee Bridge. The launching of this bridge was part of the Lagos at 50 celebration.

During the launch, the Governor said the motive behind the bridge was to improve connectivity and facilitate economic growth in the axis. He also added that the bridge was a creative solution by his administration to address the heavy traffic associated with the area.

Governor Ambode expressly stated that the Ajah bridge was given priority because of its strategic importance to the economic growth of the Lekki Free Trade Zone and the Ibeju-Lekki-Epe axis. The axis will be very vital in the future prosperity of the state as it is home to multi billion naira investments in the Lekki Free Trade Zone as well as the upcoming seaport and airport.

He also said that beyond the bridge, his administration is looking towards activating the Badore jetty.

This is all good for the state, but what does it really mean to YOU? How can you benefit maximally from all these? There would be a time when properties beyond Ajah would be selling for N40-60m (some parts already selling for that) like it is now in Osapa/Chevron/Ikota area.

This is the time to make that smart decision.

Here is the opportunity.... if you’re ready to reap the endless benefits that Real Estate Investment brings in life…Talk to our Real Estate Consultant OJOCHEMI  on 07031806506 or request a call back by texting RCB to the number above for more enlightenment and how you can get started.

IBEJU-LEKKI, Lakowe Lakes Golf and Country Estate.

The Lakowe Lakes development occupies a land area of roughly 308 hectares, and overlooks a 55 hectare man-made lake. The estate comprises a pristine 18-hole golf course and clubhouse with sports facilities such as a swimming pool, squash, tennis and badminton courts.

Lakowe Lakes Golf and Country Estate is designed as an exclusive, secure and serene haven located some 25 minutes outside the bustling business centre of Lagos. Its prime position on the thriving and fast developing Lekki-Epe axis guarantees occupants easy access to other neighbourhoods, and to the city, taking advantage of the upgrade and expansion of the Lekki-Epe Expressway.

IBEJU-LEKKI, Geography and Location.

The local government by location is bounded by Eti-Osa East LCDA on the west, Epe on the East and the Atlantic Ocean on the North.
Ibeju- Lekki is about 75km long and 20 km at its widest point and is spread over 646km2 or a quarter of the total land mass of Lagos state.

Some of the major town in Ibeju-Lekki includes Ibeju-Agbe, Magbon-Alade, Iberikodo, Igando-Oloja, Aiyeteju, Awoyaya, Bogoje, Akodo, Elerangbe, Eleko, Elemoro, Idi-Orogbo, Lakowe, Orimedu, Abijo, Mopo-Ijebu Eputu and Badore.

IBEJU-LEKKI, The People and Culture

The people of Ibeju Lekki pride themselves as being from “Igi-Meta” This can be gleened from their “Oriki” part of which reads thus:
‘……Omo onigi meta ijebu, ikan n so owo, ikan n so iyun, ikan n so alaari baba aso…..’

Ibeju Lekki indigenes are friendly and accommodating as can be seen in their peaceful co-existence with various other Yoruba and non-Yoruba speaking Nigerians and foreigners. Indigenes of Ibeju Lekki are mainly fishermen, who traverse the length and breadth of both Lagos Lagoon and Atlantic Ocean for different species of fishes, cray fish, prawn, lobsters and crabs. The resultant effect of this is that the woman smoke/grill the catches from their husbands net. Smoked fish is a local delicacy which has been exported and is popularly eaten with sour garri, a local derivative of cassava, usually produced by Ijebu woman. Indigenes of Ibeju Lekki also produce brooms, coconut oil and palm oil from the abundant coconut and palm trees that grow along the coastline.

The traditional institution of Authority which is still highly revered by the indigenes, is male dominated and patriarchal in nature. Leadership is vested in the Council of Obas and Chiefs, headed by the Onibeju, who is the chairman.

Historically, the Onibeju had been the administrative head of all communities that make up of the old Ibeju district, long before the incursion of the colonial masters. He has therefore maintained his chairmanship of the Council of Obas and Chiefs in Ibeju Lekki to date.

Ibeju Lekki is perhaps the fastest growing Local Government in Lagos State, because of the recent citing of the Export Free Trade Zone, which include both air and sea ports along its corridor by the Lagos State Government.

IBEJU LEKKI - The City to be Known

IBEJU LEKKI Local Government is one of the four created in Lagos State by Gen Ibrahim Badamasi Babangida in 1990, out of the old Epe Local Government, with headquarters at Akodo. However in October 2003, the then Executive Governor of Lagos State, H. E Bola Ahmed Tinubu, carved LEKKI LCDA out of IBEJU LEKKI LOCAL GOVERNMENT. This in turn necessitated the relocation of the headquarters from Akodo to Igando Oloja, its present site.
The name, Lekki is derived from the names of two autonomous communities, namely Ibeju-Agbe and Lekki. The local government is bounded by Eti-Osa East LCDA on the west, Epe on the East and the Atlantic Ocean on the North.
Located along the coastal plain of Nigeria, Ibeju-Lekki has many creeks and Lagoons and its mainly populated by Ijebu speaking people of the Yoruba tribe in Nigeria. The people of the area are mainly Yoruba speaking natives, there are many other people from different parts of the country and around the world residing, working and investing in the local government.
The area attracts massive amount of tourism as it is endowed with beautiful lagoon and gorgeous ocean fronts. The development in the area is rapid and ongoing, some would even refer to the area as the New Lagos. In fact the commercial Hub of Lagos state is shifting towards the area with many investment been done to develop industries and infrastructures.

Investment in Free Trade Zone Hits 100 Billion Naira.

Governor Ambode to commit 62 million dollars in the next 6 months as part of his counterpart funding to advance the ongoing development of the Lekki Free Trade Zone.
Governor Ambode also assured that work would commence on the Lekki Deep Sea port this month(June). Saying that it was also a critical infrastructure that would attract more investors into the zone and ensure return on investment.
The governor expressed optimism that with the Lekki Deep Sea Port, Dangote refinery and Lekki international airport coming on board, the Lagos east axis would witness massive economic turnaround within the next two years.

Where you at the market yesterday?

Times are really tough!!!

But the question is how do you deal with life challenges?

Maybe you try to solve them, turn to others for help, or just run away from them, regardless of the approach you take, many of us may find that we cannot stop challenges from coming in fact being challenged in life is inevitable, but being defeated is optional.
So what can we do when so much is out of our control? It is important to FOCUS on what is in our control.
There is always something we can do, something we can change, something we can take away or add to make things better. And despite all the hardship around us, there is always something to be grateful for.

"We had to give this project priority because of its strategic importance to the economic growth of the Lekki Free Trade Zone and the Ibeju-Lekki-Epe axis" - Governor Ambode.

Mr. Akinwunmi Ambode, Lagos State Governor on Wednesday, the 17th May 2017, commissioned the Ajah and Abule Egba Flyovers. At the official opening, he said that both bridges were solutions to address the congesting traffic associated with the areas, and to increase economic activities in both axes.

The Governor, christened the flyovers as ‘Jubilee Bridges’ for public use, said that while the principal motive behind Ajah Bridge was to make connectivity easier in the axis and boost economic growth, the Abule-Egba Bridge was about opening up other areas of the State and improving the lives that are residents in the area.

Speaking at Ajah, the Governor said “We had to give this project priority because of its strategic importance to the economic growth of the Lekki Free Trade Zone and the Ibeju-Lekki-Epe axis. This axis will play a key role in the future prosperity of Lagos State as the home to many multi-billion naira private investments in the Lekki Free Trade Zone as well as the upcoming seaport and airport.

“As a government, we are irrevocably committed to making Lagos State an investment haven and we have made it a duty to put in place top class infrastructure that will facilitate movement of people, goods and materials. We are confident that these initiatives will boost commercial activities in this axis, support economic growth and significantly reduce travel time as well as other costs associated with traffic challenges,” the Governor said.

Besides, Governor Ambode said that beyond the Bridge, his administration was already looking to commence reforms in the State’s water transportation efforts.

“Today, we all have cause to rejoice as the Jubilee Bridge, Abule-Egba is delivered. This bridge is one of the interventions we embarked upon to ensure free flow of traffic, stimulate commercial activities and create opportunities for our people.

“Lagos means business and today, Abule-Egba is open for business. This bridge signposts the beginning of a new era of development that would enhance the standard of living of the people in this axis with the provision of this infrastructure,” Governor Ambode said.

The ten commandments of real estate investing.

1 Have a Budget:
The gravest sin of most intending property buyers is not having a budget before they set out to buy a land. No matter the amount you have saved in your bank account, always take the time to research the other fees that are usually associated with buying a land

2 . Demand for the Documents of the land:
All a seller needs to know is that you are interested in buying the land. At this point demanding for the documents will be an easy thing. It is for thee safety of both the seller and the buyer.

3.  Carry Out a Proper Land Verification Search yourself:
Or higher the services of a property lawyer if you don’t have the time. Land verification can be done at the Secretariat of the state you want to buy the property from. If you fail to take this step, then you would be left alone to wallow in your own self pity and misery because the seller would be long gone with your money.

4 Involve Professional services before buying a land:
A Lawyer, Surveyor and Architect are the 3 most important people you must get in touch with before you buy a land. The lawyer is the only one that can draw up your contract papers legally.
A registered surveyor is the only one that can draw up your survey plans. Without the survey plan you have no description of the land you intend to buy. Use only a registered surveyor please and finally,
An architect is the one who would advise you on the type of house you are to build and the cost of putting up that structure starting from the location of the land down to the type of soil. Don’t do self service. Engage these professionals to guide you properly.

5. Only buy land that you have seen it physically:
Or you can send your most trusted representative in case of situations when you are not physically around .Always find time to visit the place physically or send a trusted representative to view it. Make sure you still find time to check even after purchase.

6. Never bargain with Land Grabbers (Omonile):
They always smell of trouble, if not now, maybe when you have gone to glory. No matter what happens in life, always do your due diligence. That is why In all real estate transactions, three things are pertinent, i.e. the land itself, proof of ownership backing it up with documents.  Never risk buying a property from an omonile because it is cheap. You might end up losing your life’s savings trying not to lose the property.

7. Always pay the money in the bank for record purpose:
This is helpful for proper documentation from the cost of the land down to survey fees. This is the only thing that can save you from problem tomorrow in case you want to track down a fraudulent seller of land. Most fraudulent sellers try to avoid this route by accepting partial cash instalment payments to cover up their tracks. Don’t do it.

8. Never be pressured by the opinions of the seller or the agent  about the title of land they possess without you verifying it:
Their only business with you is to show you the land, prove ownership and show you their documents. Any other thing that comes out of their mouth to sway you to buy is just plain lies so don’t fall for their tricks.

9. Always document your Landed Transaction Details in Writing:
Asides paying money in the bank, it is also advisable that you document every transaction that transpires between you (the buyer ) and the seller.

10 Take possession:

As soon as you buy it, try to take possession of it by constructing a small fence around it. Pour gravel or sand there, do a well on the site and visit if frequently. Take possession.

Oh please!. "IKEJA" is what? .... an abbreviation?

Oh My God!. I'll like to think of this as taking all what I have learnt in my childhood away.

It is said to have been coined by administrators in the colonial times for administration ease.

What other meaning can can we give "IKEJA"?

Fraud Alert!. Agent arrested for impersonating the Lagos state government and defrauding the public.

An estate agent identified as Sunday Obayemi, from Ado-Ekiti, Ekiti state was arrested by Lagos state police officials attached to the state Task Force on Environmental and Special Offences (Enforcement) Unit, Alausa, Ikeja.

He was reported by a tenant, in person of Nurudeen Duroti, on Olumo Street, Agege to be specialised in defrauding people using fake Lagos State government letterheads
Daily Post reports that the security operatives stormed his house following a tip-off and found fake Lagos State Government documents after a thorough search.
While parading the suspect, the spokesperson for the police in person of Dolapo Badmus, stated that the state Commissioner of Police, Fatai Owoseni, has given an instruction that the suspect be transferred to the State Criminal Investigation and Intelligence Department, SCIID.
By way of instruction, the chairman of task force, SP Saheed Egbeyemi, urged Nigerians to be careful of the strategies used by dubious people in duping members of the public.
According to the suspect's confession, he retired from the Lagos State Ministry of Environment in 2014, Daily Post reports.
Obayemi confessed to using the fake documents to extort money from tenant.
He said,“The last one I did was a notice to quit, which I served a tenant on Olumo Street, after collecting N50, 000 from the landlady of the house with a fake Lagos task force letterhead.
“I made my money from using fake letterheads of government’s ministries and agencies. I will stop this illegal business if I am pardoned by the government,” Obayemi added.
The suspect will be transferred to the State Criminal Investigation and Intelligence Department, SCIID and subsequently arraigned in court.
